The Three Questions That Build a Thriving Notary Business

If you’ve been around me longer than five minutes, you’ve probably heard me preach about the Three Questions.

They’re simple.

They’re powerful.

And they are the backbone of every thriving notary business I’ve ever seen, including my own.

Most people ask these questions once, then promptly forget them and wonder why the business feels slow.

But the notaries who keep these questions front-and-center build momentum, pipelines, and businesses (not side hustles) with real revenue, predictability, and staying power.

Let’s break them down.

1. How Do I Get More Customers?

The Question Most Notaries Ask… and Then Stop Asking

This is where almost everyone starts. Unfortunately, it’s where most people stop too. They think “getting customers” is the whole game. It’s not. But it is the gateway.

And customers only come from two places, no matter how complicated we all try to make it:

A: Online Visibility

This is the stuff everyone says they care about but very few people consistently tend to.

If someone in your city needs a notary today, the question is painfully simple:

Can they find you?

And not, “can they find you on page seven.” It’s “can they find you now, in the top results, when it actually matters?”

That means:

  • A fully optimized Google Business Profile

  • Solid review-getting strategy

  • A website built with hyperlocal keywords (city, neighborhood, service type)

  • Directory listings that actually match your real info

  • A LinkedIn profile that doesn’t look like you accidentally created it in 2011

  • Accurate, consistent business details across every platform

  • Let’s include some traditional advertising too (flyers, cards, car magnets, ads, etc.)

Every digital asset you have is part of the same ecosystem. When they’re aligned, they lift you up. When they aren’t, they drag you down.

Your online presence is NOT a static archive. You don’t set it and forget it.

You have to tend it like a garden.

B: Outreach and Building Relationships

This is the part everyone wishes they could skip because posting online and waiting for the phone to ring feels easier.

But the truth is, the part most people don’t want to say out loud, is this:

The highest-earning notaries in the country are the ones who reach out to ideal prospects consistently, creatively, and courageously.

This includes:

  • Cold prospecting to your prospect list (Phone calls, emails, office pop-ins, etc)

  • Asking your own network for referrals

  • Client-getting events & networking

  • Community relationships (Volunteering, engagement, etc)

  • Strategic partnerships

  • Simple follow-up systems

There’s a very real chance that you already know (or are one introduction away from) the exact person who can change your business forever.

But they won’t find you if you stay quiet.

Now for question two.

2. How Do I Earn More Revenue Per Appointment?

The Question That Makes Your Time Worth More

Everyone has the same 24 hours. And if you’re a mobile notary, we all have similar challenges like time-spent per appointment, distance traveled, expenses, time-of-day preferences, etc.

Some notaries squeeze $75 out of an hour.

Some squeeze $450.

The difference isn’t luck, it’s strategy.

This newsletter isn’t going deep into this question today, but I’ll give you the core truth:

The easiest money you’ll ever earn is from a client who already trusts you.

If you pay attention, and pick up on cues in your conversations (and those around you) you can increase your revenue per appointment by offering services the market already needs:

Your skills are valuable.

Your certifications make you credible.

Your positioning makes you profitable.

You keep hearing us say, “Bring more value to the relationship,” well, this is what we’re talking about.

What else can you do for them that saves them time or hassle?

(And inside VIP HPN, this is exactly what we build: your revenue plan and your sales process map.)

Now, let’s look at question number three.

3. How Do I Earn More Revenue Per Customer Over Their Lifetime?

The Question Almost Nobody Asks… But the One That Actually Builds Wealth

Every appointment is more than an appointment.

It is:

  • A gateway to a longer term relationship

  • A referral source

  • A future customer

  • A connector (You gain access to their network too)

  • An opportunity

And if you treat every appointment like it’s a single transaction, you’re walking away from thousands of dollars in lifetime value.

Here’s how you turn a $50 appointment into a $5,000 relationship:

A: Be Fully Present

  • Look people in the eye.

  • Listen.

  • Show interest.

  • Be interesting.

  • Share a little of who you are.

  • Ask questions.

  • Care.

Most notaries don’t get this right because they’re in a hurry to get to the next job.

But presence is what builds connection.

Connection builds trust.

Trust builds lifetime value.

B: Ask Permission to Stay Connected

At the end of every appointment:

“Do you mind if I stay in touch with the occasional email, or send you a thank you card?”

People rarely say no.

C: Actually Stay in Touch

This is where The Get Known Strategy (Available in HPN only) shines:

  • Write short blogs

  • Record simple videos

  • Share those via email and social media

  • Send relevant info

  • Keep them in the loop

  • Bring value without asking for anything in return

When done right, they remember you when they need you. People work with who they know, like, and trust, and your consistent content allows them to do just that…get to know, like, and trust YOU.

Then…

They refer you.

They promote you.

They call you.

D: Make Offers Occasionally

Not constantly.

Not desperately.

Not annoyingly.

But periodically, send a broadcast:

  • “New service added”

  • “Holiday hours”

  • “Apostille special this month”

  • “Estate planning workshop”

  • “VIP clients only”

No pressure. Just value.

That’s how you build a business that grows every single year without burning yourself out.
